Home Security Tech Upgrades

Richmond Home Security

Home security is a big deal for Virginia homebuyers. Whether showing historic homes with older features or new homes with all the bells and whistles, our real estate agents are always asked about home security.

While some Richmond homes for sale have state-of-the-art security systems, others may need security improvements. If you're a techie, you may know about laser security systems, safe-room doors, and biometric locks, but those aren't the only ways to keep your home safe. Take a look at 7 tech-centered ways to increase home security:

  1. Smart Home Alarm Systems
Smart home alarm systems like Google Nest and SimpliSafe are easy to install and affordable for DIY homeowners. Both systems link to smartphones and come with sensors that attach to windows and doors. Google Nest also syncs with your Nest camera and Google Assistant. These systems will help give you peace of mind whether you're home or away on a trip.

  2. Biometric Digital Door Locks
Sure, a conventional key works for locking your doors. But are you looking to secure your doors even more without making a trip to the locksmith? Check out the Samsung SHS-P718-LMK Push Pull Biometric Touchscreen Digital Door Lock that requires dual activation by a fingerprint and a password for entry. An IR sensor sounds an alarm if suspicious movements are detected or if doors open while you're away.

  3. Ring Video Doorbells
Ring video doorbells have been around a while, but they're upgraded each year. The Ring Video Doorbell Elite works during the day and at night with its infrared night vision. By linking to your smartphone, it immediately sends an alert when someone approaches your door.

  4. Shatterproof Windows
Windows are common entries for home intruders, but not anymore with shatterproof, bullet-resistant, high-security windows. For added protection, these windows can be fitted with electronic keypad readers and electro-mechanical locks.

  5. Perimeter Fencing
Perimeter fencing may not be a high-tech home security feature, but it does protect your home against unwanted 2 -legged and 4-legged intruders. Seco-Larm E-9644- IR Curtain Sensors added to your fence top will trigger when a single beam or two adjacent beams are disrupted.

  6. Landscape Lighting
If your front or backyard is unlit after dark, you're welcoming intruders to your home. Protect your home with security lights, up-lights and down-lights in trees, spotlights on walls, and pathway lights along driveways and walkways. An upgrade like this will help deter potential intruders.

  7. Locking Mailboxes
Mail theft is big business these days for burglars and thieves who want to steal your identity. A locking mailbox will deter mail thieves, porch pirates, and hackers who can make your life a nightmare. Check your local hardware store for a variety of locking mailboxes to protect your home.

What to Know About Credit Scores Before Buying a Home

Credit Score Tips

Credit scores have long been a mystery to homebuyers, in both how they are determined and how they matter in the long run. Most people think that if you pay your bills on time, you'll have a good score, but our real estate agents can tell you that there is far more to it than that. But while the exact formula used to determine your score is not public knowledge, you still have a great deal of control over it. Here's how you can optimize your credit score and qualify for a mortgage with a good rate.

  • Monitor Your Credit Activity
Federal law requires that you be able to access your credit reports once each year, free of charge. Ignore all the ads you see for quick credit repair and go to the federally mandated site: annualcreditreport.com. Run one report from TransUnion, Equifax, or Experian. Each will have the same information and will vary by only a few points. Check for any item that is not accurate. Such items could be fraudulent use of your name and Social Security number, debts that were paid but still show open, or items older than seven to ten years. A single negative item can drop your credit score by a hundred points or more!
  • Pay Down Your Debts
You may think that paying the minimum balance on time each month will mean you have great credit, but it's important that you don't use close to your limit. You never want your debt to exceed 30 percent of your total credit available. Carrying a monthly balance on a card does not increase your credit score. Paying it off each month does. Many people with high credit scores use one card each month for convenience in tracking expenses, then pay off the entire balance each month. Not only does this practice support a healthy score, but it also eliminates interest payments.
  • Don't Chase Credit
Retailers often lure buyers with special deals if they apply for a store credit card. Credit companies consider the length of time the card has been open, lowering scores for new cards. Be particularly careful when purchasing a car, as multiple credit checks can also indicate poor financial health. Apply for additional credit with as much consideration as you use when considering a major purchase. This is an example of a hidden cost.
  • Maintain a Healthy Credit Mix
Maintaining a few credit cards and paying them off each month will help your overall score, but the scoring model also looks at car loans, cash loans, and mortgages. Making your payments late on any of these, even by just a few days, can really damage your credit score. Just because you make your payment before a late fee is applied, that doesn't mean "on time." Use auto-draft options if you have trouble tracking payments to avoid being late.
  • Understand How Your Score Affects Your Rate
Mortgage companies offer different interest rates for different credit scores. While you may be able to qualify for a $300,000 home with a credit score of 620, that could mean an APR of about 3.962%. The same loan to a buyer with a credit score of 800 may have an APR of about 2.373%. The difference over 30 years is $93,611!

If you're considering Richmond homes for sale, be sure to contact us for help navigating the mortgage process.

Pay Attention to These Things When Your Neighbor Lists

Neighbor Selling

Has your neighbor recently listed their home? After you spot that for sale sign, this is an opportunity to find out more information about your neighborhood, your competition, and even your own house. Here are five things our real estate agents recommend you check out, especially if you plan on listing your home in the near future.

  1. Who is listing the house?
Is it someone who specializes in your neighborhood, for instance? It might not be a bad idea to have a conversation with your neighbor's real estate agent. See how well they know the area and if they have any recommendations.

  2. How similar is their home to yours?
If you've never been inside your neighbor's house, go to the open house or ask if you can schedule an appointment. Another option is to view the listing photos online. If you do attend the open house, while you're there, consider features such as square footage, floor plan, number of rooms and bathrooms, and how updated their home is compared to yours. Taking a look around can tell you whether your home is comparable to theirs, so you know whether you can use their final sale price as an indicator for what your home might be worth.

  3. What does your home look like from a neighbor's point of view?
Before you go into your neighbor's house, stand on the walk and look over at your house. Try to view it as a prospective buyer or a neighbor would. Take a look at your house from the neighbor's windows and backyard, too. What would you think about your house if you were a homebuyer visiting your neighbor's home?

  4. How does the sale go?
Continue tracking the listing, and note important details such as how long it takes to sell and what the final sale price is. If it sells within days, for instance, now might be an excellent time to list your home, too. If it takes weeks or months to sell, on the other hand, it might benefit you to wait out the slow market and list once home sales in your area pick up more.

  5. Is this an opportunity to work together?
If you were about to list your own home, consider whether your neighbor's listing is an opportunity to work together. Rather than viewing your neighbor as competition, for instance, consider the ways in which your homes are different. You and your neighbor could use the same agent or encourage your agents to work together. Not all Richmond homes for sale are the same, and your two homes may have important differences that set them apart and make one or the other more appealing to specific buyers.

Whether you're thinking of selling soon or just biding your time, your neighbor's home sale can provide a wealth of information to help with your decision. If you're interested to learn about selling in your Central Virginia neighborhood, contact us today, and one of our experienced agents will talk to you about what you can expect when listing your home for sale.

Learn How to Keep Your Pets Safe on National Pet Fire Safety Day

Pet Fire Safety Day

July 15th is National Pet Fire Safety Day, making it a perfect reminder to revamp your family's fire safety plan to ensure your four-legged family members stay safe. Our real estate agents know that a little preparation makes a big difference in your family's safety. Check out these tips to keep your pet safe from a house fire.

  1. Install Monitored Smoke Detectors
Monitored smoke detectors are usually installed in a home as part of a security system. With a monitored smoke detector, emergency services are notified about the fire, even if you aren't home. If you're concerned about a fire breaking out while your home is unattended, a monitored smoke detector can help protect your pets by shortening the response time of first responders.
  1. See That Your Pet is Used to a Crate or Leash
During a fire, you'll need to quickly evacuate your pet. The easiest way to do so is by putting them on a leash or in a portable crate. However, if your pet has never been exposed to a leash or crate, they'll likely freak out if they're expected to tolerate these items, especially during the stress of a fire. Check that you have a secure way to transport your pet and that your pet is comfortable with that method. Make sure that you always know the location of your pet's leash or crate.
  1. Put Decals on Your Home to Alert First Responders
If a fire breaks out when you're away, first responders won't know that your pets are inside. Prevent this problem by placing a rescue alert stick on your front door. This sticker first responders know that pets are inside of the home and tells them what pets they're looking for.
  1. Create a Fire Evacuation Plan
Your family needs a fire evacuation plan to ensure everyone gets out safely. Assign each pet to a specific family member. Ideally, assign the pet to a person with who they're likely to be in close proximity and that they're comfortable with. Make sure that each family member knows their assigned pet's favorite hiding spots so they can quickly locate them.
  1. Take Steps to Prevent a Housefire
Keep your pets safe by making a few changes that prevent the likelihood of a fire. Richmond homes for sale that have certain safety features are also likely to attract potential homebuyers. See that your pets can't reach or access the knobs to your stove, and avoid leaving candles unattended around your pets. Or, swap your candles for flameless alternatives.
  1. Have Your Pets Microchipped
In the chaos of a housefire, a frightened pet may get loose or hide outside. Have your pets microchipped and regularly check that the information is up-to-date. If someone finds your pet, they'll be able to quickly get them back to you.

How to Get Started With Upcycling Furniture

Upcycle Furniture

Where mere recycling does keep junk from hitting the landfills, upcycling breathes new life into old items and increases their value. The result is one-of-a-kind pieces of furniture that make a statement in your home. As our real estate agents show you some of our beautiful Central Virginia homes for sale, look for ways some homeowners have used upcycling to their advantage. Then let your own imagination soar.

  • A Solid Foundation
As you browse thrift shops, you'll notice a vast difference in the quality of the materials used. Close your eyes to the water ring on the top of the bureau; it can be sanded away. Pay more attention to the sturdiness of the structure. While loose table legs can be secured, deep gouges in the wood or peeling veneer can be difficult to repair without leaving unsightly scars.

  • Get Creative
Some items can be difficult to imagine fulfilling a different purpose. For example, an outdated television cabinet, try to envision it with the doors removed and a new finish. Would it serve as shelving in the craft room? Or would it look better holding that eclectic collection of memorabilia from your travels? And don't get hung up on the boring maple stain from the '70s. You can change it to whatever finish you want to match the rest of your furniture.

  • Be Bold
The real beauty of a home decorated with upcycled furniture is its totally unique character. You won't find a duplicate in a magazine or on Pinterest. This is your opportunity to inject your own personality in the house beyond just hanging family photos. So if you want to repurpose a thrift store treasure completely, go for it! An old cabinet door can become a beautiful end table, while dresser drawers can make stunning shelves. The only voice that will tell you that you can't do that is the one in your head.

  • Research Finish Options
If your distressed chest of drawers makes your eyes hurt, don't feel alone. That weathered look is great if that's what you want, but what if your goal is an ultra-modern house? The good news is that the home improvement stores are loaded with millions of options. Think about the overall color scheme of the house and what will look best with it. Consider the style. A tabletop could be a piece of polished metal or a mirror. Remember, it's all about you.

  • Outsource if Needed
Let's face it. We don't all have unlimited skills. But you don't have to limit your goals. When you find that great overstuffed chair for your home library, but the Naugahyde is split, there's no reason why you can't pay to have it reupholstered in the luxury fabric of your choice. Or perhaps you don't have the time or inclination to do a job yourself. A handyman would be happy to hang the shelves or paint a chest of drawers. An art student from your local junior college would likely be thrilled to get paid to add a mosaic top to an end table.

Richmond has many beautiful houses just waiting for someone to make them their own. Contact us for assistance in finding yours.

Why You Shouldn't Skip These Home Maintenance Tasks

Richmond Home MaintenanceOwning a home is a great investment, but it's not all fun and games. Any property requires regular maintenance to keep it in good repair, and as the owner, it falls to you. You'll find that there is typically a hierarchy of maintenance: things you can hold off on for a little while versus things that need to be done on time or immediately lest bigger problems develop. Here are five home maintenance tasks our real estate agents say you shouldn't skip and why you should prioritize them.

  1. HVAC Tune-ups
A professional should set eyes on your HVAC system at least once a year, preferably twice if you have central AC. The general rule of thumb is to have your furnace tuned up in the fall and your AC tuned up in the spring. This not only keeps everything running smoothly and extends the life of the system and its components but also enables your technician to keep an eye out for developing problems before they become large (and expensive) problems. Having a well-maintained HVAC system can also help when it comes time to sell, as the furnace is one of the things buyers look at when they browse Central Virginia homes for sale.

  2. Water Heater Maintenance
Many people install a water heater and forget about it until, of course, it stops working or starts leaking. Annual maintenance can actually make a huge difference in the life of your water heater, however, and possibly even catch problems before they lead to significant water damage. A tech will inspect your water heater for signs of problems and then drain and flush it to get rid of sediment buildup that collects on the bottom of the water heater, leading to corrosion and heating element failure.

  3. Gutter Cleaning
Cleaning your gutters is another thing that needs to happen on a seasonal basis. Most experts recommend having your gutters cleaned in the spring and fall, but if you live in an area with many big trees, you may need to clean them more frequently. Gutters that aren't cleaned regularly may get clogged with debris from nearby trees, causing them to back up. The resulting overflow of water could cause expensive water damage to your home if not caught in time.

  4. Sump Pump Testing
A sump pump isn't a "set it and forget it" kind of feature. It's easy to forget that it's down there in the basement, but if you don't do some periodic maintenance, you could end up without it when it's finally needed. You can test your sump pump by simply pouring some water in just to make sure it'll still kick on when needed. If it doesn't, you should get a technician out to have a look as soon as possible.

  5. Dryer Vent Cleaning
Many people forget or don't realize that their dryer vents need to be cleaned out periodically. The lint trap collects most of the lint from your laundry, but some still gets by and will build up in the dryer vent over time. In addition to making your clothes dry more slowly, if that lint buildup gets bad enough, it can actually start a fire!

A well-cared-for house requires less emergency maintenance and will show better when it's time to sell. If you're thinking about selling your home, take the time to get caught up on all of your deferred maintenance, and then contact us to get the listing process started.

DIY Tips for Your Home Library

    Richmond Home Library

A home library is a great way to add a touch of elegance to your home while showing off your books. Plus with so many wonderful bookstores around Richmond, it's no surprise if you've accumulated quite the collection!

Whether you're looking to convert an entire room into a library or just simply looking to set up a reading nook, our real estate agents pulled together a list of tips to help you create your own DIY library.

    1. Choose The Right Location
The best location for your library is largely dependent on how much space you have available. It's also somewhat contingent on the size of your book collection. Those with a lot of space to spare and a lot of books may want to convert an entire room into a library. If you're looking to display a small number of books, consider placing them under a staircase or on a living room shelf. With a couple of bookshelves and a comfy chair, you can also convert any bedroom or living room corner into a cozy reading nook.

    2. Arrange Books By Color
Organizing books alphabetically can create a stuffy look. Instead, why not arrange your books in a more creative way? Grouping books by colors can really create a vibrant look, especially if you have a lot of bright covers. You can also consider arranging them by size, or by separating horizontal rows with vertical stacks.

    3. Comfortable Seating is a Must
Figuring out how to display your books is only one component of creating your own library. You also need a comfortable place to sit. Whether it's a big couch or your favorite recliner, be sure to add a comfortable surface, so you can curl up with your favorite read.

    4. Make Sure There Is A Table Nearby
A good table is a key part of any library. If you've transformed an entire room into a library, try to add a long center table to the middle of the room. If your library is more of a reading nook, a smaller end table can add a nice touch.

    5. Add A Ladder
Nothing creates a library vibe quite like a ladder attached to floor-to-ceiling shelving. If your library is big enough, definitely consider adding a rolling ladder into your library design, so you and your visitors can reach that top shelf book.

    6. Optimize Your Lighting
Your home library shouldn't be in a dark area of the home. If your bookshelves aren't getting enough natural light, consider adding additional lighting fixtures at the top of each shelf so you can easily read the titles. You'll also want to make sure there is adequate lighting for reading so you don't have to strain your eyes.

Looking for the perfect home among the Richmond homes for sale to display your book collection? We're here to help!

Renovating? 5 Tips to Keep Your Pets Safe

    Richmond Pet Tips

Home renovations can be stressful for the whole family, as you shift furniture out of the way or temporarily lose access to important parts of the home. It can be especially hard on the furry members of your household, who struggle to understand why their favorite spot by the window is suddenly off-limits. But with some careful planning and reassurance, you and your pets can get through the renovation process comfortably. Follow these tips to make the process less stressful for your pets.

    1. Communicate With Your Contractors
Ask the contractor what areas of the home the workers will need access to for the renovation and for approximately how many hours of the day. Note that this may change slightly, as projects can take unpredictable turns. But you'll be able to know which areas of the house to keep your pet out of most of the time. Let them know how many pets you have and where they will be while they are working. Clear communication will help ensure your pet isn't let out of the house accidentally while the renovation is in progress.

    2. Give Them a Spot
Choose an area well away from the noise and mess for your pet to seek refuge. This area should have their food, water, favorite toys, and a bed or blanket. Your bedroom may be the best room for this, but if yours is one of the Richmond homes for sale getting a new master bath downstairs would be better suited for your pet's space.

    3. Take Them Away from the Noise
Getting out might be the best strategy for large or noisy projects. Visiting a pet-friendly store is a great chance to get a new treat or toy as a reward for putting up with all the mess. Stop by a dog park, or if your backyard isn't full of lumber and tools, a day closer to home might work well. If your renovation project is extensive or your pet is especially nervous around strangers, you may want to consider boarding your pet for a portion of the project's duration.

    4. Don't Forget Their Routine
Change is always stressful, and the antidote to stress is routine. As much as possible, keep feeding times and other important rituals as closely as possible. Remember to take them on their daily walk or other activities they enjoy.

    5. Examine the Space
When the work is completed, do a thorough inspection of the area. Look for small tools or bits left behind that could harm your pet. Make sure there are no chemicals left behind, and any paint or lacquer is at least dry to the touch. The "after" of a home renovation looks amazing, but for a pet, it's a maze of unfamiliar sights and smells. Ensure that these aren't overwhelming as you and your pet get used to the new look.

Our real estate agents love seeing all family members enjoy their home, four-legged family members being no exception. If you have any questions about keeping your pets happy through home renovations and projects to complete before listing your home for sale, contact us today.

2021: Top Colors for the Year

    Colors for 2021

Each year, paint companies and color pros choose hues that will make a splash in the coming year based on the current trends. Brighter, bolder colors were unveiled for 2020 in anticipation of a year filled with confidence and optimism. For 2021, however, things are moving in a subtle direction. The reignited passions for creating beautiful homes, along with the need for more peace and serenity, have influenced many of the expected color trends of 2021. Here are the top shades our real estate agents know so far and how you can use them in your home.

    1. Aegean Teal by Benjamin Moore
Benjamin Moore selected Aegean Teal 2136-40 for its 2021 color of the year. This intriguing, soft color is a blend of gray and blue-green. It marries green's association with nature and wellness with the tranquil nature of blue. The gray undertone helps provide a modern look to it. The color creates natural harmony and an invitation to reflect and reset.

Add it to your home: This color's calming qualities make it a great option for home offices, bedrooms, and kitchen cabinetry.

    2. Ultimate Gray and Illuminating by Pantone
Pantone chose two contrasting colors for 2021: Ultimate Gray (a dull, familiar gray) and Illuminating (the bright yellow of lemon skin). These colors combine to reflect a sense of resilience and optimism. The gray cloudy skies evoke our collective experiences over the past year of quarantine. The yellow highlights hope and light at the end of the tunnel.

Add it to your home: Perfect for upholstered furniture and walls, gray is a timeless neutral that provides a foundation for interiors. The yellow adds a dash of positivity and brightness when used on wall decor, accent furniture, the front door, and accessories like throws and pillows.

    3. Satin Paprika by Rust Oleum
Popular spray paint brand Rust-Oleum chose its 2021 color of the year, emphasizing warmth, calm, and comfort. Satin Paprika, an earthy red hue, anchors other trending shades the brand has chosen, curated to complement modern boho aesthetics, outdoor living spaces, and midcentury modern style.

      Add it to your home:
To add this earthy, spicy hue to your space, try spraying a few coats on accent furniture or update wall decor for a vibrant feel. The color pairs well with earthy tones like black matte and brass finishes.

    4. Passionate by HGTV by Sherwin-Williams
A rich, bold red, Passionate is a hue that blurs the line between modern and traditional. It is part of a larger collection dubbed "Delightfully Daring," which comprises shades of rich brown, aqua, and energetic green. When used thoughtfully in design, this red shade can easily incite emotion and add energy to a room. It creates a refreshing backdrop for nature-inspired accents and neutral furniture.

Add it to your home: The warm hue of this paint looks cozy in a home library or den. Or consider adding it to your home office for a professional touch.

    5. Aqua Fiesta by Glidden
Rather than select a Color of the Year, Glidden announced its first-ever Accent Color of the Year: Aqua Fiesta. This bright, refreshing aquamarine hue looks great on millwork or accent wall. While the color might be overwhelming if painted all over a wall, it helps perk up a room even in small doses, especially when combined with neutral colors.

Add it to your home: Pair it with a cool gray to lend spa vibes to your bathroom. In living areas and bedrooms, combine with neutral accessories or cream-colored fabric for a soft look.

Are you dreaming of a new home that you can paint with some of these top colors in 2021? Contact us today to discuss your goals and start touring some of the best Richmond homes for sale.

Fireplace Safety Guide to Follow This Winter

    Fireplace Tips

One of the best ways to warm up this winter is to curl up by the fireplace with a good book. A fireplace adds a cozy touch to your home in colder weather, but if it's not maintained and used properly, it can pose a fire hazard.

Our real estate agents suggest the following fireplace maintenance and safety tips you need to know this winter:

    1. Have your fireplace inspected and cleaned annually
Creosote and soot – byproducts of fires that aren't burning efficiently – can build up and coat the inside of your chimney. Once this happens, these substances can catch fire. To prevent this from happening, call a professional to clean and inspect your chimney before using it this season.

    2. Take care of ashes properly
After using your fireplace, take care of the ashes properly, so a smoldering one doesn't start a fire. Don't vacuum them up because live coals can still remain and could cause a fire in your vacuum cleaner bag. Instead, remove them from the firebox by using the ash dump or scooping them out from the firebox once the ashes are cold.

    3. Use a non-flammable rug
Buy a non-flammable rug – which you should be able to find at a fireplace supply store – to put in front of your fireplace. That way, if sparks fly out, they won't damage your carpet.

    4. Protect your kids
Never leave a fire unattended if you have children in the house. Now's the time for them to learn to stay away from the fireplace as well as the tools you use for it.

    5. Test your smoke and carbon monoxide detectors
Make sure you have enough working smoke and carbon monoxide detectors in your home. This will help your family stay safe in case of a fire or if there's a buildup of carbon monoxide – an odorless, clear, and tasteless toxic gas. Smoke and carbon monoxide detectors should be tested monthly, and their batteries should be replaced annually.

    6. Your fireplace should have a door
Make sure your door has a tight-fitting door rather than a screen. A door will keep sparks inside the fireplace, while a screen may let some escape.

    7. Check the flue or damper
Before starting a fire, check your damper or flue to make sure it's open by looking up into your chimney with a flashlight or mirror. It should remain open to let smoke out of your house, so keep it that way until all the embers have stopped burning.

    8. Use wood that's dry and well-aged
Avoid using wet or green wood in your fireplace. These woods cause more smoke and make more soot build up in your chimney.

    9. Keep the area around your fireplace clear
Keep all flammable items – including draperies, newspapers, and furniture – away from your fireplace. If they get too close, they could catch fire from a sparking ember.

    10. Never leave a fire unattended
Never fall asleep or leave your home with a fire burning, even if it's just for a brief moment.

    11. Keep a window cracked
If you can, leave a window slightly cracked when you have a fire going. That way, you'll be keeping the room ventilated and give any smoke or gasses a chance to escape.

Try These 5 Painting Tips From the Pros

    Richmond Painting Tips

Nothing livens up a room quite like a fresh coat of paint. If you're getting ready to list your home for sale, or just simply improving your living space this winter, painting a room can have some major benefits. In addition to improving aesthetics, paint also prevents dust build-up and keeps out moisture. While painting a room is a relatively simple home improvement project, there is a good bit of skill required. If you're getting ready to paint a room in your home, consider these 5 tips from our real estate agents.

    1. Properly Prepare Your Surfaces
Painting before properly preparing and inspecting your walls is a common mistake. If you want a perfect coat of paint, your walls should be as smooth as possible. Take the time to sand rough spots, fill cracks and holes with putty, and thoroughly clean your walls prior to painting. Wash any greasy spots with soap and water. Remember, painting over a dirty surface can result in premature peeling.
    2. Maintain a Wet Edge
Applying wet paint over partially dry paint can result in lap marks or uneven layers. The trick to avoiding lap marks is maintaining a wet edge. In other words, always be sure your roller overlaps with the previous stroke before it has a chance to dry. You'll want to make sure you're always painting an entire wall at once. Simply move the roller up and down the height of the wall, while slightly moving over with each stroke. Also, reload your roller frequently so it doesn't become dry.
    3. Protect Your Baseboards From Drips
Masking tape can go a long way towards helping to keep your trim safe from dripping paint. Be sure to clean any dust or dirt from your trim or baseboards before applying the tape. Then, simply apply the tape over the edge of your baseboard and press it against the wood with a putty knife. We recommend using tape that is at least twice as long as the trim.
    4. Buy Quality Supplies
The quality of your paint, brush, and roller can have a major impact on the quality of your finished product. Cheap materials might be appealing, but using them may result in you having to repaint sooner than you expected. Good paint is easier to apply and it lasts longer. Also, good paint often requires fewer coats to get the job done, which can ultimately save you money.
    5. Wash and Wrap Your Rollers
Always wash your roller before using it. Excess fluff or fibers can stick to your wall while you're painting, so it's best to rinse your roller off before you begin. Simply place the roller under running water and move your hand up and down to remove any extra fluff. Once you're done for the day, use a plastic bag to securely wrap your roller and brushes, especially if you're planning to paint more the next day. This will help ensure your materials don't dry out overnight.

It takes practice to become a seasoned painter, but by following these tips you can be well on your way. Plus, a new coat of paint is a great way to impress potential buyers! Contact us today for more tips for getting your home ready to list among the many great Richmond homes for sale

    5 Benefits of Suburban Living

Richmond Suburb LivingAre you trying to decide between the gorgeous Richmond homes for sale right in the city or in one of Richmond's delightful suburbs? Although both are great, according to recent reports, many people including millennials are choosing homes in a suburban area. Our REALTORS® give five reasons why suburbs are gaining popularity and benefits you'll enjoy with suburban living.

    1. Lower Cost of Living
This first reason plays a huge role in suburbs rise in popularity! Homes are often far less expensive in the suburbs, but that's not all. You'll also pay less for many other things like meals and entertainment. There's a good chance your property taxes will be lower too! A lower cost of living allows your budget to go further for your household and alleviates financial stress.
    1. Less Crime
Smaller towns often have less crime than you'll find in the big cities. If you're looking for a safe, quiet neighborhood where you'll feel comfortable taking walks in the evening or letting your kids play outside, a suburb might be right for you.
    1. Smaller Schools
Suburbs often have smaller schools, which means smaller class sizes and more individualized attention for your children. Many of the schools located in the Richmond area are above-average and bring excellent academic opportunities to residents.
    1. Less Traffic
In many of the nearby Richmond suburbs, it's possible to drive clear across town in 15 minutes. While it's still a short commute to the city, when you live in the suburbs, you won't find yourself sitting in traffic for hours every day. Not only will this save you time, but you'll also spend less on gas and put less wear and tear on your vehicle. As a bonus, you'll also enjoy a slower pace, less stress, fewer crowds, and less pollution.
    1. Close-Knit Community
When you live in a suburb, you have more opportunities to get to know your neighbors. This allows you to build a support structure and enjoy opportunities to get involved with your local community. Small towns also often have unique festivals, events, and quirky traditions you won't find in the big city.

Working and going to school in a small town gives you more opportunities to be a "big fish in a small pond." You'll likely find there's less competition for jobs, and it's easier to earn an upstanding reputation in your field. In some towns, this also translates into greater job security and new opportunities.

Peter Chang Restaurants in Richmond and Glen Allen

    Richmond Glen Allen Peter Chang

There are plenty of excellent places to dine out in Richmond, but if you haven't been to Peter Chang yet, you're definitely missing out. This unique Szechuan-style restaurant is a go-to destination for locals and visitors alike.

While our real estate agents prefer not to pick favorites, they can't help but rave about the outstanding dining experience at Peter Chang. Here are just a few reasons to put this restaurant on your list of Richmond's must-visit locations.

Peter Chang - An Award-Winning Chef

Since beginning his career at posh hotels in the Chinese province of Hubei, award-winning master chef Peter Chang has lived an exciting life. He has served as head chef on a popular cruise line, cooked for the Chinese embassy, and made a name for himself while cooking at the China Star restaurant in Arlington.

After receiving a few positive reviews from food critics, he virtually disappeared. For a period of time, he jumped from restaurant to restaurant across the country. With each new appearance, he gathered more loyal fans and obtained an almost mythical status. As the buzz continued to grow, so did the question, "Where will Chang show up next?"

By the time he finally settled down and opened Peter Chang in Richmond, he had earned himself a continually-growing legion of devoted followers. He now prides himself on creating the delicious and spicy Szechuan dishes that have made his restaurants so famous.

    Exciting Menu Items

The menu selections at Peter Chang are sure to please your palate and leave you wanting more. Some of the most popular signature dishes include crispy pork belly, Szechuan beef, lamb chops stir-fried in chili and cumin, and duck stewed in "Ma La" sauce. The menu also includes dumplings and dim sum, hot and cold appetizers, traditional Szechuan meals, lo mein, fried rice, and popular lunch specials.

Two Great Locations in Our Community

While you're in the Richmond area, you have two great locations to choose from.

    • The original Peter Change flagship restaurant in nearby Glen Allen is located at 11424 W. Broad Street. Here you'll find a full range of menu options and a selection of beer and wine.
    • Peter Chang Scott's Addition is located at 2816 W. Broad St. in Richmond, close to the city's center. This trendy and somewhat industrial location has a slightly scaled-down food menu but is also the only Peter Chang restaurant to feature a full menu of exotic liquor drinks.

Whichever location you choose, you're sure to have a dining experience you won't soon forget.

A wide selection of restaurants is just one of the many things that make the city of Richmond such an excellent place to live and work. If you're considering making a move to the Richmond area, we would love the opportunity to show you around. Contact Napier ERA today to discuss your home-buying goals and schedule an appointment.

Some Richmond Neighborhoods Great for Families

    Richmond Neighbrohoods

Our real estate agents at Napier ERA are here to assist you every step of the way as you explore homes for sale in Richmond area neighborhoods. As the capital of Virginia, Richmond is a wonderful place to live no matter if you're looking for fantastic jobs or the best schools in the state.

Richmond is truly a place where a growing family can thrive. Schools are well-funded, with a rich slate of extracurriculars and a high degree of college placement. Many of the leading businesses offer internships for rising students. And, of course, there's the University of Richmond a short hop away.

Richmond has been around since 1737, so it's no surprise it has developed several distinct and vibrant neighborhoods. On any tour through the area, the civic pride of Richmond can be witnessed everywhere in its eye-catching architecture, well-kept green spaces, and excellent infrastructure.

Finding a neighborhood that resonates with you is one of the first steps in choosing a Richmond home. There's plenty of history and culture to enjoy everywhere you look in Richmond – but which of these cozy communities is right for you?

Let's take a closer look at some welcoming Richmond neighborhoods for you and your family:

    1. Bellevue
Bellevue is one of the most iconic local neighborhoods, combining eclectic charm with a dash of antique flair. It's a close-knit community where history and hipness mingle. Under the sight of its classical stone arch, Bellevue has been in the midst of a growth phase since 2004. Plenty of new restaurants, grocers, teahouses, coffee shops, and yoga studios have since moved in.

    2. Glen Allen
Glen Allen is located just northwest of Richmond. An area of just under nine square miles, it combines excellent amenities and education in a single locale. CNN recognized it as one of its Best Places to Live. Nationwide appliance manufacturer Hamilton Beach is headquartered here, along with the specialty small business insurer Markel Insurance Company, two top employers.

    3. Midlothian
The village of Midlothian is a short jaunt west of Richmond. Founded about three centuries ago, it supported the local coal mining village with affordable homes. These days, new residential developments are thriving, but some of the oldest churches and other landmarks in the region stand proudly right here. The housing stock includes some true "vintage" finds as well.

    4. Short Pump
Found in Henrico County, Short Pump is an affluent suburb of about 25,000 residents. Over the last few years, its growth has made it part of Richmond's Far West End. Short Pump is the epicenter of some of the best shopping in the Richmond area. That expanded in 2003 with a brand new open-air shopping mall, Short Pump Town Center, which has since become an anchor of the economy.

    5. Stratford Hills
Suburban Stratford Hills is home to about 4,500 residents. Found at the crossroads of some of Virginia's leading public schools, it is one of the safest neighborhoods you could hope for. The edge of Stratford Hills runs alongside the beautiful James River, invigorating it with a breathtaking river walk area. That serves as a hub for live music and festivals throughout the year.

When it comes to your family, only the best will do. Napier ERA supports you with the best real estate expert insight to find the ideal Richmond neighborhood to put down roots. Our real estate agents are experienced professionals who live where they work. We know how to make buying a home simple, so your family will be moving into a dream home in no time.

Historic Homes in Glen Allen: Meadow Farm Museum

    Glen Allen Homes Meadow Farm
When you're searching for a Glen Allen home, make sure to check out one of our town's more unique locations: the Meadow Farm Museum.

Situated in beautiful Crump Park, Meadow Farm Museum is a taste of history that is truly unique to the area. Dating back to the 1860s, it is one of the best places in the entire nation to witness the living history of what life was like in the rural South of the nineteenth century.

Meadow Farm Museum Gives Visitors a Rare Window into History

The Meadow Farm Museum located at 3400 Mountain Road in Glen Allen is the restored home of John Mosby Sheppard, a recognized national historic site. Tour guides in period clothing will help you explore the manor and farm that bear witness to some of the most pivotal moments in American history.

Historic facilities and sites have been painstakingly preserved, including details like outbuildings. Guides are trained on a number of significant happenings tying the farm to the antebellum and Civil War eras, including the warning that saved the farm from Gabriel's Rebellion.

In addition to the farmhouse and barn, you can expect to see the doctor's office, blacksmith forge, kitchen, fields, and pastures. The land at Crump Park passed through seven generations beginning all the way back in the 1700s before being donated in 1975.

Interactive exhibits and activities make this an ideal learning experience for all ages.

Crump Park is a Terrific Place for a Picnic

You won't want to miss out on exploring Crump Park before or after your visit.

The Crump Park grounds are open every day from dawn until dusk, serving as a full-featured park in the finest of Virginia traditions. You can enjoy fishing, hiking, and numerous picnic areas, including a sheltered area that is available for reservations.

An open play area and children's playground round out the site.

When in season, volunteers and visitors can enjoy the handiwork of several period-appropriate "guilds." These volunteer organizations produce such things as textiles, baskets, and vegetables to support the mission of the Meadow Farm Museum.

Many of the guilds require no prior experience, and some are even open to children aged 16 and under with adult supervision. It's an outstanding way to learn while becoming part of history!

Experts in woodworking, blacksmithing, and other areas are always being sought and often perform live demonstrations. These more advanced participants also benefit from on the job training to complement their existing skills.

Choose a Glen Allen Home in Virginia

Historic Glen Allen appeals to many different types of homeowners. No matter what your vision for the ideal Virginia home is, our real estate agents will be glad to help you.

Our years of experience mean we are second to none when it comes to finding your first or second home in Glen Allen or trading up from an existing home. You'll always get personalized advice from leading local experts who truly understand Glen Allen's housing market.

Our Favorite Christmas Towns in Virginia

It's a Wonderful Life in These Six Local Communities

    Six Local Christmas Towns

There's no shortage of Christmas cheer here in Virginia, but six towns truly capture the spirit of the holiday season. At Napier ERA, our real estate agents love helping families create new traditions in their homes and these towns are great places to do just that.

    1. Richmond, VA
Our state capital, Richmond, is a big city with a small-town feel, especially when it's time to celebrate Christmas. While you're looking at Richmond homes this holiday season, make sure you check out all the family-friendly events (and adult-friendly night life) that comes to Richmond this month too. On December 15, visit the historic and beautiful Tuckahoe Plantation for their annual Christmas Open House. Then ring in 2018 at the Moonlight Masquerade, a New Year's Eve tradition at the Doubletree Hotel downtown.

    2. Glen Allen, VA
Did you know the North Pole has a branch right here in Virginia? Every December The Virginia Cliffe Inn, one of the most historic old homes in Glen Allen, transforms into the Glen Allen Christmas Cottage, complete with children's workshops for creating holiday crafts and toys. Visit Santa in his cottage and tinker in four different holiday children's workshops this December 9 at the beautiful inn, just 15 minutes away from downtown Richmond. Next year, get tickets ahead of time to enjoy breakfast with Santa the morning of the workshops.

    3. Petersburg, VA
From a festive holiday parade to a town-wide holiday party, picturesque Petersburg knows how to celebrate the season. If you or someone you love went to Petersburg High School, don't miss the 11th Annual PHS Alumni & Friends Holiday Party at the Civic Center on December 23. People who grew up in Petersburg (or currently have homes in Petersburg) look forward to this party all year long, and it's right before Christmas to make sure the reunion is as big as possible.

    4. Midlothian, VA
Midlothian is a Richmond suburb with a personality of its own, and holiday activities are as abundant here as its creeks. For families with homes in Midlothian, holiday cards are a cinch too. Kids can take photos with Santa at the Art Factory (this year's photo-op happens on December 7). A few days later, take the whole family to have brunch with Santa at Independence Golf Club, which is hosting the special holiday event on December 10. On December 11 and 16, Clover Hill Church hosts Christmas Mansions & Festival, a ticketed tradition that now includes an outdoor festival with food trucks, a hayride, and more.

    5. Powhatan, VA
Known for its horse pastures and rolling hills, Powhatan is a lovely place to celebrate the holidays, but make sure you visit one place in particular. At first glance, Mabel's Espresso Bakery Café looks like one of many adorable Powhatan homes. But inside, it's a charming and timeless little restaurant where you can grab a bite with friends or neighbors – or even Santa Claus himself. Don't forget to get tickets for their Santa Brunch on December 16 and their Christmas Cookie Decorating Class on December 19.

    6. Henrico, VA
Families who want a quick commute to Richmond have plenty of homes in Henrico County to choose from. Once they move in, they have plenty of seasonal activities to enjoy too! Our favorite is the Jingle Jam 2017, a huge holiday party at HOPE Church's West Creek campus on December 9. This interactive Christmas event includes farm animals, Christmas characters, a photo booth, and a show that tells the Christmas story in unique and hilarious ways.

The Recreation Department in Henrico County maintains a vast collection of public parks along with a golf course, sports leagues for all ages (seniors included!) and summer camps to keep the kids busy while school is out. The community is also big on history with a fascinating Civil War Trail and plaques posted throughout the area detailing important local historical events. Homes in Henrico County will be especially appealing for families with kids, but this is a great place to be for anyone seeking suburban living near Richmond, VA.

    3. Chesterfield County

Located just south of Richmond, Chesterfield County has a history that dates back to the county's foundation way back in 1749 and beyond. Today, Chesterfield County has grown into a hot-spot for large, corporate employers with companies like DuPont, UPS, Walmart, Amazon and Capital One operating large facilities within county borders. Even with all of that economic action, the communities of Chesterfield County more than maintain their small-town charm. 4. Hanover County

Last but definitely not least, Hanover County is located north of Richmond and it's a lovely place to call home.
